Tishinsky Boulevard quarter concept approved by Moscow Committee for Architecture
Tishinsky Boulevard quarter is located in the historic district of Tishinka at the address: 1 Elektrichesky lane. The project provides for an individual architectural solution for each building. This guarantees the creation of a visually rich and diverse environment, said Sergey Kuznetsov, Chief Architect of Moscow.
«Responding to the current scale of the surrounding built-up area, Tishinsky Boulevard received a dynamic silhouette of different heights. The ensemble is formed by 14 buildings with a height of 3 to 25 floors, with a total area of 126,000 square meters. The memorable appearance of the buildings is formed due to the contrasting combination of facing materials — clinker bricks, including glazed ones, as well as natural stone, metal panels of different shades, active plasticity of facades and elaborate silhouettes of buildings» says Sergey Kuznetsov.
High-altitude accents of the quarter are located along the northern border of the site. The towers are united by a stylobate, which faces the intersection of Malaya Gruzinskaya and Presnensky Val streets. It links two houses at the same time, forming a corner accent on a pedestrian scale, and also creates silence in the courtyard-park. To the south of them, a mid-rise cozy quarter building is developing. «Moscow is a city of contrasting architecture from different eras and directions. Creating new town-planning ensembles, we always strive to base their artistic and planning solutions on the diversity of forms and techniques inherent in the capital, and Tishinsky Boulevard was no exception in this sense, — commented Sergei Tchoban, the project’s author, head of SPEECH bureau.
„On the contrary, being built in one of the most central districts of the city, it is conceived precisely as a harmony of various forms that can enrich the structure of the center with new interesting dominants.“ The courtyard park with an area of 2 hectares will become a center of attraction for future residents — it will include a boulevard for walking, a square with a dry fountain, rich landscaping, a stream, and ponds. There are also children’s developing spaces, areas for various sports and quiet recreation. The public spaces for residents inside the buildings are just as diverse: a children’s room, a public lounge with a terrace, a fitness club with a swimming pool. On the first floors there are premises for retail with separate entrances from the street. Office spaces willbecreated in three buildings.
„When creating layouts for housing, offices and retail, we have chosen the comfort of residents as our main priority,“ says Alexander Lagutov, Vice President for Product Development at Sminex-Inteco. — All lots are equipped with premium comfort systems. The minimum ceiling height in the apartments is 3.4 meters. Almost all of them have either a balcony or a terrace. There is a large selection of luxurious double-height apartments, penthouses, apartments with fireplaces.»
Sminex-Inteсo is going to start the construction of the quarter in 2024.
