Moscow Committee for Architecture approved the architectural and urban planning solution for the club house on Malaya Gruzinskaya Street, which is being implemented by the developer KR Properties in the historical part of the Presnensky District of Moscow. This was told by Chief Architect of Moscow Sergey Kuznetsov.

“The key feature of the architectural appearance of the house is semicircular columns along the entire height of the building, monumental on the lower level and lighter on the upper floors. The ground part of the building is divided into two functional zones - residential and public. Zoning can also be traced at the level of facades: the cladding of the upper residential part and the two lower floors, where the public area is located, is made with different textures of natural dark stone. Round columns reflect the monumental style and give the house a unique look,” said Sergey Kuznetsov.

The club house with apartments is designed to be located at the intersection of Malaya Gruzinskaya Street and Stolyarny Lane at 3 Stolyarny Lane, building 6. The authors of the architectural concept of the project are Kleinewelt Architekten bureau.

The building will have 92 apartments and 6 penthouses on the 14th and 15th floors. A unique feature of the apartments is a sliding window system with floor-to-ceiling glazing, where each window is a French balcony.

Commercial part - boutiques, cafes and restaurants, service departments, etc. – will be located on the ground floor. The second floor is occupied by the infrastructure for the residents of the house, including a spacious fitness room and a children s area, which includes both educational and play functions. There is also a common lounge for residents. Its space can be easily transformed into a cinema, co-working, meeting room or an area for relaxation.

In the underground part of the building there will be a three-level parking with car lifts.

 “For us, this is a new format of life in a large metropolis - when the house is very comfortable and sustained, and at the same time nothing irritates, does not scream, there is no deliberateness, unnecessary emotions. It s like a trip to a very good spa or resort, where you can find everything you need, but there is nothing unwanted. This is the most difficult thing to achieve, but here it happened, and this is the uniqueness of the project. There is a lot of calm, silence, and this is reflected in the details - this is the main architectural emotion of the project. A trip home is like a tool for resetting, setting up inner harmony,” says Nikolay Pereslegin, co-founder of Kleinewelt Architekten architectural bureau.
