The project of redevelopment of Badayevsky plant to be presented at MIPIM in Cannes

12 March 2019

Apartments, suites and offices will appear in Badayevsky Brewery with terraced villas on the roof of the building according to Herzog & deMeuron’s project.

According to «VM» there will also be a well-developed infrastructure: children’s recreational center, grocery market, shops, restaurants, fitness center and co-working will be opened. The general designer is the Moscow studio APEKS.

In close cooperation with Swiss colleagues, it is developing all stages of the project. This approach and consolidation of efforts of well-known companies will allow not only to comply with generally accepted standards and requirements, but also to work technical solutions as deeply as possible: to create reliable design and engineering systems, to take into account all standards of fire safety and protection of cultural heritage objects.

All surveys and consultations are carried out jointly with Mosgornasledie. The developer pays great attention to the urban land improvement: there will be a 4-hectare park with a network of walking paths connecting the plant with the Moscow River. With the new open park, everyone will be able to reach the restored and renovated architectural ensemble, and the residents of the district will get a well-maintained outdoor area.

Sergey Kuznetsov, Chief Architect of Moscow: — Reconstruction of the former Badayevsky Brewery is a big new construction, which in such a busily-developed metropolis as Moscow does not look strange at all. Nevertheless, we understand that such large-scale projects cause heated debate. This is a normal phenomenon when people are not indifferent to the fate of former enterprises and large industrial zones, especially in the Central District of the city.

We know about all stages of the project, including the identification of valuable elements of urban architecture and their conservation. They are subject to restoration, further accommodation and development, which indicates a positive attitude of investors towards the historical component of the capital. We should not forget that world-famous companies participated in the development of the concept of a new space with preservation of heritage. The Swiss architectural bureau Herzog & de Meuron, in collaboration with Russian specialists, proposed an unusual and, to some extent, unexpected project. After its implementation, the image of this area in the center of the capital can be safely called not only bright and remarkable, but also the future landmark of our metropolis.

In addition, one of the metropolitan areas along the Moscow River — Taras Shevchenko Embankment will be developed. It’s worth reminding you that at present, a draft project of a number of pedestrian spaces located near the Moscow River is already being worked out. Today, the urban development policy of the capital is aimed at creating the most convenient and comfortable spaces in the city. This is largely due to the convenient access to the river, and the newly built embankments.

A project for a new pedestrian promenade from Badayevsky brewery to the Khrunichev Scientific Association and then to the Fili district is being redeveloped. It will be a full-featured pedestrian promenade, which, I am sure, will create a new destination the city. It will create pedestrian permeability for districts along the river, and the capital will receive a new recreational zone.
