Moscow Committee for Architecture agreed on concept of 3d stage of ÁLIA residential area

The third stage of ÁLIA residential complex has been designed in the general style of the existing architectural ensemble of the first and second stages of residential built-up area. The Metropolis team worked on its concept together with Continuum architectural bureau. This was said by Chief Architect of Moscow Sergey Kuznetsov.

 “Moscow Committee for Architecture issued a certificate of approval of the architectural and urban planning solution for the third stage of ÁLIA residential complex, which is being built in Pokrovsky-Streshnev by ASTERUS development company. We paid special attention to this project, as the objects near the water make a separate contribution to the architectural appearance of the city. Clearly readable geometric shapes, natural, neutral colors in combination with the original plasticity of the facades, as well as durable materials in the decoration - this is what makes the project match the surroundings," said Sergey Kuznetsov, Chief Architect of Moscow.

The third stage includes a high-rise tower, a club house and a sectional building with a variable number of storeys, united by a stylobate with public spaces.

 “The architectural dominant of the district will be a tower almost a hundred meters high. It will receive the most striking façade solution: exquisite forms of panoramic glazing of the façade of the upper floors, echoing the architectural appearance of the largest business park in Russia, located near the new development,” Sergey Kuznetsov added.

Neutral colors were chosen for the decoration of buildings: ivory, pearl beige, aluminum gray, brick. Visually, they emphasize the overall plasticity of the architectural ensemble. The first floors of all buildings are formed in a single style with a detailed study of facade elements, taking into account the formation of the human scale of public and private spaces. All houses have technical balconies for air conditioning units so that nothing spoils the visual appearance of the buildings.

“Currently, only 5% of the apartments in the first phase of the residential area are left for sale, the second phase of development is at a high stage of completion and will be commissioned during 2023, so the launch of a new phase is now fully justified,” said Vera Stefan, commercial director of ASTERUS.

Out of the windows of the new buildings, residents will be able to admire the panorama of two rivers, the greenery of the Stroginskaya floodplain, landscaped green areas and a business park recognized as the best in the world by the International Property Awards in 2020.
