New Compound of Residential Sky-Scrapers to be Built Near Moscow

New compound of residential sky-scrapers compared to sky-scrapers of Business centre “Moscow-city” will appear in the area of Shelepikhinskaya embankment in the Central Administrative District. The design was made by architectural bureau “Ostozhenka” and adopted by Moscow Architecture Committee, said chief architect of Moscow Sergey Kuznetsov.

High-rise residential compound with the total area of 144 square meters will be built on the former industrial zone at the address 6 Mukomolny Proezd, plot 1, 39 Shmitovsky Proezd, in front of MIBC “Moscow-City”, on the opposite side from the Third Transport Ring. The compound will include three buildings: 1st and 2nd located on the common stylobation and consisting of 11 various-storey sections from 5 to 53 storeys high. The third building on the southern side of the plot located separately and will consist of two residential sections and sports compound.

Configuration of buildings allows arranging comfortable space of the courtyard located on the roof of the underground parking. Every section received its own façade design so that various number of storeys and diversity of finishing techniques used for the compound could be perceived as a traditional urban space combining different structures.

‘’This residential compound is a part of so-called “Big City” — huge territory of recultivated industrious zones adjacent to the Moscow-river, which area is about 3 thousand ha, — marks Sergey Kuznetsov. — In the words of Mayor Sergei Sobyanin, “the city takes sequential decisions related to development of modern district here, with good transport accessibility, site improvement and social services”.

Along with sections 1 and 2 on the same stylobation will also be allocated premises of nursery school for 130 children. Group sections have been designed on the 1 and 2 floor, halls for musical and sports activities on the 3 floor. As well as residential buildings, nursery school will have two entrances — from the ground level (from the side of Mukomolny Proezd) and through the main entrance from stylobation. The stylobation itself will hold two levels, except of parking there will be office premises, drug store, shops and cafés with individual entrances from Shmitovsky proezd and Mukomolny proezd and also from the inner boulevard of the compound.

“Project designers attempted to make high-rise compound perceived as a part of the city rather than as a nonrecurring construction action — added Kuznetsov. — This is an example of high-density and highly qualitative architectural space, with separation of facades into variable fragments with diverse themes and materials. Each of them has distinguished lower part of two storeys, which people perceive from the ground level — these are office premises and entrances of residential sections, where mostly translucent constructions and high-quality ceramic tiles will be used”.

Finishing of the sections will be performed in contrasting materials and surfaces, which visually divide them into separate buildings with individual facades. Glass fiber reinforced concrete slabs, steel panels, and translucent constructions will be used. Low-rise sections and nursery school will be faced with clinker brick.

According to the developer’s information — “Capital Group” — new compound of residential sky-scrapers will occupy a niche of “Young City”. For the period of Moscow-City existence a whole caste of young people has been formed in the capital, who enjoy the idea of living in sky-scrapers, but apartments in Moscow-City are not available for them now. And new space for life will be formed for them: sky-scrapers that will constitute into the area of Big City, with panoramic view of the Moscow City and small studio-apartments with the area from 28 square meters, which will be affordable.
