ArchCouncil Sent Back Project of Housing Estate on Simonovskaya Embankment for Refinement

The Architectural Council of Moscow recommended that Bureau «Tsimailo Lyashenko and Partners» improve the project of a multifunctional housing estate on Simonovskaya Embankment, in particular, special attention should be paid to the interaction of the building with the river, and also with the architectural ensemble of Simonov Monastery.

In relation to this site (Simonovskaya emb., vl. 1, Vostochnaya str., vl. 4A), the development plan has been developed, which includes E.A. Streltsov Stadium Complex, with the main football arena, sports halls and practice fields, agreed with the ArchCouncil a year ago. Development of the housing estate is planned to be implemented along with the sports complex facilities.

The territory of the housing estate is separated from the Moscow River by a four-lane highway. Several types of residential buildings have been proposed to be built at the site—an 11-storey block with a quarterly structure and an enclosed kindergarten, two separate 13-storey buildings located along the embankment and a composition of the three towers having 18-21-29 floors.

The tower buildings are extending downwards to increase the space for public areas on the ground floors. The trapezoidal volumes along the river have the same structure; they consist of steps tapering to the top. Under the complex there are two levels of underground parking. In buildings’ sections facing the waterfront, the first two floors accommodate public spaces.

The compound was designed by the Architectural Bureau «Tsimailo Lyashenko and Partners».

The members of the Architectural Council noted the high-quality design of the facades, but recommended to reconsider the solution providing interaction of the complex with the river, and also with the surrounding housing and, in particular, with the architectural ensemble of Simonov Monastery. According to the experts, the transportation scheme also requires improvement.

«I don’t feel worried that these houses won’t be good-looking. Of course, we are going to consider different options of facades, though we know that Bureau „Tsimailo Lyashenko and Partners“ design facades masterfully and create high-class architecture. This project will be mainly improved regarding its proximity to the Moscow River and Simonov Monastery,» said the Chief Architect of Moscow, Chairman of the ArchCouncil, Sergey Kuznetsov. «In General, refinement refers to the scenario for the use of this space. But the project was developed by professionals, and all deficiencies can be easily corrected.»
