Zelenograd to See the New-Panel Buildings of the IHBF “Grad”

According to the chief architect of Moscow Sergey Kuznetsov, the Committee for Architecture and Urban Development of the City of Moscow has accepted the project of a residential complex to be built using the new industrial technology of the Integrated House-Building Factory “Grad”. The panel series enables to do a variety of apartment layouts and window configurations, to modify the height of the sections and the design of their facades.

The new panel series has been developed by the IHBF “Grad” on the order of the MORTON Group of Companies, and has become one of the pilot upgraded products of the house-building factories, which were approved by the Committee for Architecture and Urban Development of the City of Moscow las year.

“This series is based on the manufacturing capabilities of the innovative production started in 2014”, said Sergey Kuznetsov. “This technology allows any layouts, various apartment floor plans, different window shapes and configurations, any section heights and their shifts, façade colors and designs. In other words, it is a clear result of the work we started only two years ago at the request of the Mayor, Sergey Sobianin.”

The residential complex in the 17th micro-district of Kriukovo consists of 9 sections of different heights — 12-14-15-16 storeys. The U-shaped layout of the building makes it possible to organize a comfortable courtyard, while a pedestrian zone is formed along the façade, which combines commercial spaces of the ground floors and creates a social and business environment of the district, Kuznetsov said.

The ground floors of this series are built in the monolith with a height of 4.05 meters for commercial spaces with their separate entrances from the street. The front doors of the residential sections are through entrances which are brought as close to the level of the ground as possible. A set of apartments within the complex is varied thanks to the smart layout of the building. The standard storey height is 3 meters, 2.74 clean.

The facades of this series are made of architectural colored concrete using a texture matrix. This technology makes it possible to make panels of different sizes and configurations, and also make them more expressive and prominent, added Kuznetsov. Additional plasticity of the facades is created by the balconies and loggias coated with ornamental façade tiles.
