The Area of Former “ROT FRONT” Factory in Zamoskvorechye to Be Used for New Residential Compound

At the site of former confectionary factory “ROT FRONT” on Malaya Ordnynka (Bolshoy Ordynsky pereulok, estate 4, build. 2-7) a new residential compound is going to appear that will include reconstructed factory buildings. The project has been adopted by Moscow Architecture Committee.

As Chief Moscow Architect Sergey Kuznetsov said, benefit of this project is that traditional style of historical housing development will be preserved. Still, the compound will have modern stylistic. For the facades finishing ceramic bricks, natural stone and panels of anodized aluminum will be applied.

The plot is included into united protective zone and partially belongs to the territory of the revealed heritage site – the 19th century town mansion in Bolshoy Ordynsky pereulok with the main house (architect E.Yuditsky), outbuildings, fence and lodge being preserved. The stated object is subject to scientific restoration in the framework of the project.

New construction and restoration with the total area of about 3200 square meters is represented by residential 5-6 storeyes buildings forming closed courtyard behind the mansion house. Entrances to the halls of residential part are arranged from the courtyard.

The project will include several former factory buildings including long four-storeyed building on Malaya Ordynka, which will be reconstructed, and mansarda to be built on, preserving historical façade. The first floors of the buildings will host administrative premises with autonomous entrances from the street. The parking will be located in the basement level of the compound.

“Development of the territory of the former factory on Malaya Ordynka is a logical proceeding of the programme by the initiative of Moscow Mayor Sergei Sobyanin on compound improvement of streets in Zamoskvorechye, - marked Kuznetsov. – The project preserves existing morphotype of housing construction and traditional perception of cultural heritage sites of Pyatnitskaya and Malaya Ordynka without trying to imitate historical styles. ”

The author of the design is workshop “Er3”.
